Each one of our listings comes with advice from a professional Stager and Photographer — Love it or leave it!  Pictures Tell, Staging Sells. We want your home to be dressed to impress. Our marketing plan includes a discussion about additional services that may be of value to you — customized to meet your home marketing needs.

What are the real benefits of home staging and professional photography? Is it really necessary to stage a home and have professional photos in an active market? We’ll share with you why the answer is YES! You only get one chance to create the best first impression!

Home Photography

In a survey by the National Association of Realtors, homebuyers rated photos as the feature they use most when searching for a home on the web. Online listings with poor quality pictures — or worse, no pictures at all — can cause buyers to overlook your home from the outset.

The truth is that more homebuyers than ever before begin their home search online, and homes without photos or with poor quality photos are often passed up immediately.

During our consultation, we will explore how you can make a good impression with your photos.

Available real estate photography services include:

  • Interior and exterior listing photos
  • High resolution print marketing photos
  • Aerial home photos
  • Agent headshot and team photos
  • Local marketing area and community photos

Home Staging

Staging use to be a growing trend in real estate, now it’s a sought after service.  With more buyers expecting to buy “move-in ready” homes, and as they become more aware of what to expect in a home, more Realtors® and sellers are turning to Home Staging to help them differentiate their homes from the competition and to encourage a sale at the highest value in the shortest amount of time.

In a 2017 report by the National Association of Realtors, half of the seller’s agents surveyed said staging boosted the value of their listing: 29% reported an increase of 1% to 5% of the dollar value offered by buyers in comparison to similar homes, and 21% reported a jump of 6% to 10%.

Sometimes you only need to consider a few easy decorating techniques that will enhance your space and create attractive photos and attract a potential buyer. Let us show you how our staging services can enhance selling your home.

Available home staging services include:

  • Color solutions
  • New Home lifestyle design
  • Occupied home staging
  • Vacant home staging
  • Staging & Redesign training
  • Professional presentations

1. Wake up early.
Starting early after a good night’s sleep will help you avoid any potential frustrations and will ensure that your day goes smoothly. You want time to get everything prepared and organized. The more organized that you are, the easier the day will be.

2. Wear the proper attire.
It is important that you choose clothes that you are comfortable being active in. Appropriate footwear will be necessary as well. You will want to wear flat, closed-toed shoes that do not have any loose ties that could cause injury. If you are performing a long distance trip, take into consideration that there may be a temperature change. You should bring a change of clothes that fits the climate of your destination.

3. Keep all cellphones charged.
Communication is key during the moving process and it is imperative that those who are involved in the move remain available at all times. You never know whom you will need to contact or vice versa. To guarantee availability, all phones must be fully charged.

4. Lists and labels go a long way.
As mentioned previously, staying organized will make a substantial difference in your overall moving experience and will save you a significant amount of time. One very important step is to label all of the boxes to make unpacking effortless when you get to your new home. As you label each box, you should write a list that states the label on the box along with all of the items it contains. This will help you confirm that you have packed everything that you needed to pack and will save you time in the case that you need to unpack a specific item. Another list that will prove to be helpful is a list of people’s names and what duties they will be assigned on moving day. This is a good way to make sure that all tasks are covered and it will prevent people from wondering what to do next. Lastly, you should prepare a general checklist to keep track of the progress of your move. These three lists, along with labeling your boxes, will help make this an easy move. If you prefer to keep track of your move electronically, you can check out the “MoveAdvisor” mobile moving app.

5. Confirm any additional help.
The day before the moving day, you will want to confirm the availability of anyone who agreed to provide additional help. This will give you time to make adjustments if someone’s availability changes. Keep your team organized to ensure that all tasks will be finished on time without any difficulties.

6. Pack in advance.
Moving can easily be a stress-free experience. To accomplish this, you cannot be rushing on moving day. Packing ahead of time is a great way to make moving day go smoothly. It’s a good idea to cover your floors during this process. Have everything boxed up and labeled before moving day arrives. This will give you one less project to complete and will prevent you from feeling overwhelmed. If you leave packing for the last minute, you are more likely to rush while packing. Rushing puts your belongings at risk of being damaged. To avoid these situations, properly pack all of your belongings ahead of time. Make sure to communicate with the movers and make them aware of any boxes that require special handling.

7. Everyone needs to eat.
No matter how determined you are to get everything done, you are going to want to take a lunch break. You should have food and drinks prepared for when the time comes. It’s a good idea to choose foods that are easy and quick, such as pizza or sandwiches. If movers are going to be there, you should consider having food and refreshments available to them as well.

8. Consider the children.
If you have children, you have to consider their involvement in the move. Depending on their age, you may need to hire a babysitter. If so, this should be planned ahead of time. If they are older and are going to be helping on moving day, decide what jobs they will be responsible for.

9. Have a plan for your pets.
When it comes to pets, it’s a good idea to have someone watch over them on moving day. Often times, pets get nervous and/or stressed during moves and ‘marking their territory’ is their natural response. Leaving your pet(s) with somebody else on moving day will allow you to focus without having to worry about any additional messes.

10. Time to tidy up.
After the movers leave the house, you’re going to want to tidy the place up. Have the proper cleaning products available so that you can start cleaning once everything is packed and out of the house. If you prefer not to do the cleaning, you can consider hiring a cleaning company.

11. Prepare the payment.
Moving companies typically require a deposit when you hire them and leave the rest of the sum to be paid on the moving day. Movers won’t unload until they are paid in full, so have the rest of the sum ready when moving day comes.

12. Check out the inventory moving list.
Review your mover’s inventory list and confirm that everything is properly noted. This is an important precaution to take, in case any of your items get either lost or damaged.

13. Hold on to what’s important.
You’re going to want to make sure that all of your personal documents, jewelry and money is kept with you and doesn’t end up with the rest of your belongings in the moving truck. On occasion, certain items can get lost or damaged while in a moving truck. You don’t want any of those items listed to be lost or damaged, so make sure to keep them with you and double check before the movers leave.

14. Confirm the route to the new location.
Whether your move is local or long distance, check the route twice before setting out for the new location. Discuss the route with your movers and don’t start your travels until both parties understand what the plan is.

Moving day is only stressful if you don’t take the time to prepare for it. Following these tips will help make your moving day a smooth and successful experience.
